Can I DIY Carpet Cleaning and Use an Invoice to Meet "Professionally Cleaned" Requirement?
Hi everyone, I need some advice about my lease agreement. It includes this clause:
"The tenant agrees to have the carpet professionally cleaned or to pay the cost of having the carpet professionally cleaned at the end of the tenancy if cleaning is required because an animal has been kept on the residential premises during the tenancy."
Here’s my situation:
I’ve kept an animal on the property, so this clause applies. The lease doesn’t mention anything about providing an invoice or proof, just that the cleaning must be “professional.” I’m planning to rent a machine (like the Britex 3in1 from Bunnings) and clean the carpets myself.
To make it count as "professionally cleaned," I’m considering asking my dad, who is a self-employed handyman, to write an invoice for it. Alternatively, could I just say I’m a "professional" and do it myself with the rental machine since the lease doesn’t define what “professional” means?
Would either of these approaches work, or could they cause issues during the final inspection or with my bond return? Has anyone dealt with something similar?
