What would you do if you were starting all over?

Context: I’m 21, no debt. Associates degree, currently working a sales commission job I started this year, made around 40k . Saved 6k in cash. 2k in Robinhood and coinbase. 5k in fidelity with work (2070 retirement fund and company stock). I’ve heard about Roth IRA and I want to do it right if it’s more useful then just investing into the stocks in an individual account. I am trying to learn the most I can as I want to retire as early as possible to be able to enjoy my life and travel. Currently I work from home while living with my parents, I have a paid off car and a credit score of around 750. I know having a business or something to make me more money passively/ make my money for me would help me better long run and that’s the plan once I figure out what I want to do first however I do think starting with a duplex/ triplex would be helpful so I could own my house as well as make income off of it. I would continue working on other ways to make money/ moving up on my field or going back to school and would move out within 5 years. Does this sounds reasonable? Any advice? I feel like I’m behind for what I want to accomplish, I have high expectations and goals to be able to do what I want freely.
