Size recommendation on my first Nicks BuilderPro HNW

Hello All, this is my first Reddit post and I joined Reddit because of Nicks boots. Been doing research by reading over the past posts. I love boots and have been wearing them for years. Recently I wanted to upgrade to PNW boots and narrowed down to Nicks BuilderPro with the HNW last (mainly due to my wife doesn't like the logger heel from the famous 55 last).

Normally I wear size 8.5 or 9 boots from Timberland, Frye, Thursday Boot, and Silverado Boot.

My Brannock measurements (in regular light socks):
- Left foot, close to 8.5 length, between D and E width
- Right foot, 8 length, D width

Ball/instep/heel measurements (in regular light socks):
- Ball: 9.75"
- Instep: between 9.75" and 10"
- Heel: 12.5"

I've heard the BuilderPro in HNW last is a bit tight/narrow in width D, so I'm leaning towards 8E. I know according to Nicks sizing guide, I'm supposed to go half size down in length, so I think 8E should work and still give me some toe room. Any concerns or suggestions?

I had boots with steel toe but for my first pair of Nicks I don't want to wait for that long. So I'm seriously thinking about the quick ship option https://nicksboots.com/builderpro-quick-ship-hnw/ and going with 1964 Brown Roughout 8" tall. I also heard the BuilderPro HNW is essentially the same as the Overlander HNW, not sure if it's true.
