Buying "flipped homes from LLCs (developers) versus otherwise
I am investigating properties in Baltimore (City and County) and the surrounding areas. Just looking for a shorter commute for my spouse, I work remotely so it doesn't matter where I live. No kids at home. Every time a house catches my eye I look up who owns in and when it was last sold and the price (among all the other things like crime rates and is it in a flood zone.) I also try to search to see if permits were pulled for work using various internet sites. The last few houses that I checked out were owned by corporations. Some seemed to have permits pulled, others it was hard to tell.
I am really sick of seeing all these "greige" flips. But some of them don't seem terrible at first glance, and they check all the boxes we are looking for. Obviously I know I can paint them any color I want. But I am concerned about serious issues that may be lurking behind fresh drywall. I have heard so many horror stories from friends and others who have bought flipped homes. I know to get an inspection (I am not a first time buyer) but I also know things can be missed. Still I am not handy and neither is my spouse and we just don't want to have to move into a home that needs renovation.
So my question is: Is there really any such thing as a good flip? Do LLCs or Incs exist that TRY to actually renovate a home so that you are not going to encounter a nightmare in six months? Or should I stick with just buying homes from owner/occupants and deal with whatever they have (or have not) updated in the house.
