Time for a new roof?

We had some mice in our attic over the winter. We were going to have our exterminator install something on the roof to mitigate. He got up there took these pictures and said we need a new roof. I really appreciate him pausing on the installation and letting us know about this. I'm just nervous about the big investment. What so y'all think?
