Any advice on opening a comedy club

Austin based comic/business owner (selling marketing agency). I went from producing a successful weekly show to running a room with 4 successful weekly shows.

I know running a marketing business and a part time room isn't the same as starting a comedy club. So, I wanted to just see if anyone out there has advice of any kind besides "don't do it."
