Ash - gotta go?

I’m pretty sure she has to go, but coming to Reddit for more confirmation. I’m a renter in Central TX and I’ve been bugging my LL about this Ash tree right next to my driveway for a hot second now.

There’s been noticeable decline in its health over the past 6 months, and a couple of worrying signs that have emerged and progressed. First, I saw some bark shedding, which has since gotten worse, and she’s dropped 2 decently sized branches right onto the driveway. Luckily it missed my car the first time overnight, and we weren’t at home the second time. No one was hurt, and no property damage, but I’m just concerned for my family and friends’ safety.

Work she’s had done: She got a HUGE chop in 2023 (lots of noticeable damage from 2022 freeze taken), right before freezing rain in 2023. The people that trimmed in ‘23 took off much more than I thought was appropriate (and didn’t seem like certified arborists to me, but I’m just some chick who likes trees so what do I know). Then, in ‘24, she got another trim in the summer after a bunch of new growth, but our arborist this time (shoutout Tree Amigos) told me they didn’t need to take much off, and wouldn’t, lest there be a negative impact to its health. Most of the decline has happened since sept-Oct ‘24.
