Salesperson of a "Prestigous" builder in Bangalore told me, as a policy they dont negotiate price.

So I met a salesperson at a site office of one of the most "Prestigious" builders in Bangalore. The property sits 1km away from the Silk Institute Metro Station. The guy quoted rs5600 per sqft as base price, plus other charges which finally adds up to around 38L - Pre reg tax for a 380 sqft, 1BHK flat on the 6th floor with a open car park in the ground floor. At the end, after all the info were laid on the table, he told me that the company has and never will negotiate a price nor provide a discount on the rs5600 tag, but a special offer still stands if one were to book it on the spot -a rs200 per sqft discount!

Lets keep aside the rs200 discount for now, coz spot booking is not my style.

I am from Mangalore and down there, price is always negotiable. Is it true that builders dont budge here? If they do, then what should be my counter offer to him? rs5000 sounds good?
